Flood doors, barriers and property flood resilience (UK): costs, rules and installers
How to protect a home from flooding: surveys, Kitemarked products, Build Back Better insurance money, and how to choose an installer.
What it is
Property flood resilience means keeping water out (flood doors, barriers, self-closing air bricks, non-return valves on drains) and making it easier to recover if it gets in (tiled floors, raised sockets). GOV.UK lists these measures. Start by checking your long-term flood risk.
UK planning and building rules
- Work that affects how a river flows or diverts floodwater may need permission first (GOV.UK).
- If you live in a listed building or a conservation area, ask your council before changing doors or windows (find your council).
- If you rent, ask your landlord first.
What it costs
- We found no reliable UK installed prices, so we don't show any. The National Flood Forum can advise on protection and likely costs.
- After a flood claim, insurers in Flood Re's Build Back Better scheme can pay up to £10,000 extra for resilience work. Ask your insurer whether your policy includes it.
How to choose an installer
- Ask for products with a BSI Kitemark to BS 851188 (or the older PAS 1188) and ask to see the certificate.
- Get a survey before you buy: the right fix depends on how water would get in.
- Blue Pages lists flood protection products and services.
- Ask who fits it, who maintains it, and how long it takes to put barriers up when a warning comes.
Ask for help with a quote
Please read: we haven't signed up any installers yet. This form only sends your enquiry to us. We will reply ourselves. If we later suggest a company, we will tell you its name and ask your permission before we share any of your details with it.

Frequently asked questions
How much do flood doors cost?
We couldn't find reliable UK installed prices, so we don't quote one. A survey gives you a real figure for your home.
What is Build Back Better?
A Flood Re scheme: after a flood claim, insurers that offer it can pay up to £10,000 extra for flood resilience work. Ask your insurer whether your policy includes it.
Do you pass my details to installers?
Not at the moment. We have no installer partners yet. We reply ourselves, and we'd ask your permission, naming the company, before sharing anything.
